We started Lot King with one mission: to give small businesses a better way to manage their exterior spaces. Most cleaning companies focus on big box stores and shopping centers, while the little guys — the clinics, daycares, and private practices — are left to fend for themselves.

Hi, I’m James — the guy behind My Lot King. For over 15 years, I worked in corporate America. I climbed the ladder, led teams, sat through the meetings, and chased the next title like so many of us do. But in June 2024, that all changed. I was laid off — and while that kind of moment can feel like a setback, for me it opened a door I’d been eyeing for years: the chance to build something of my own.

Instead of jumping into another job, I made a decision I’d been putting off for too long. I wanted a business I could be proud of — one that didn’t involve office politics, endless emails, or stress I couldn’t shake off at the end of the day. I wanted to serve my community, work with my hands, and actually see the results of what I do. That’s how Lot King was born.

This isn’t just a business — it’s my next chapter. I take pride in showing up, doing the work right, and giving business owners one less thing to stress over. Pristine Clean For clients who demand a spotless first impression and high-frequency service for busy or high-visibility properties. Lot size: 12,000 to 25,000+ sq ft (≈ 65 to 80 spaces).

Additional Parking lot cleanup $50 - $150/month, depending on the size of the lot.

Additional Dumspter cleanup $50 - $150/month, depending on the size of the lot.

Interior Trash Bin Cleaning $20–$50/month, depending on the number of cans. Leave out the night before; cleaned on-site.

Entryway Power Washing Clean front sidewalks, stoops, gum spots, and algae buildup. $50–$125/month

Weed Brushing in sidewalk and parking lot cracks Keeps things tidy without harsh chemicals. $25–$50/spring and summer months only

Parking Reset & Touch-Up Paint curbs, bumpers, or directional arrows. $200/project or quote-based for larger lots.

Window Spot Cleaning (Exterior Lower Windows) Remove dirt/streaks from front-facing windows and doors. $50–$100/summer months only.

If any materials are needed, I’ll let you know up front during the quote. You’ll just cover those costs—no surprises.

Most clients pay between $195–$950/month, depending on lot size and service frequency. We’ll provide you with a fast and honest quote based on your property — no hidden fees, ever.
